A real estate broker's price opinion is an informal estimate of market value, based on a comparative market analysis of sales in the neighbourhood.
A certified real estate appraiser provides a formal, impartial estimate or opinion of value usually written, of an adequately described property, as of a specific date
and supported by the presentation and analysis of relevant data.
The most important difference is their motivation. A certified appraiser's main concern is to deliver a fair, accurate, objective appraisal, using recent historical data. A
real estate broker is more of an optimist with the goal of getting the highest price possible for his / her client, in a reasonable period of time, with the fewest problems.
Should both their opinions of value be similar? Since they are basing their values on the same comparable sales in the subject neighbourhood, their values should to be similar.
